I answered this question on Ward’s site but I thought I’d post it here to.
A poster had a 6 bed / 2 bath house in a 5/2 neighborhood. He was asking whether to advertise it as a 5/2 + office or a 6/2.
My advice was to run this ad:
“Buy this beautiful 5 bedroom 2 bath house now and I’ll throw in a 6th bedroom or office, your choice, absolutely free.”
Would probably work on 4/2’s just as well. Just a thought.

Don’t forget to list it as 6 in the MLS.

I’m just wondering ??? How could you have too many bedrooms? Is it the same as trying to sell a 600k home in a 500k nieghborhood? Is there that much of a difference?
