How to find Out of State Owners

I am a new investor, and working with a very experienced investor everyday. Learning something new everyday and close to my first deal.
Current Marketing:

Bandit signs 100 a week
100 Direct Mails a week
MLS offers 10 a week
Dry-Bys
Business Cards

My question is does anyone know a quality site or software to find out of state owners? Free is great, but willing to purchase the service if it is the real deal.
