How does a newbie investor approach a comm re broker for deals? I know how to get leads (county assessor’s office / title company, direct mail etc) but I would rather have deals get sent to me.

You will need to build a relationship over years if you believe you should have deals sent to you! In the mean time the broker will send you listings of any property in your price range.
