In many cases you can’t. The banks have set up relationships with the realtors and work through them. However, there are some on this board that have found ways to work directly with the banks. I am sure they will give you some clues as to how to start that process.

I’ve never bought an REO myself, but I’ve heard of other investors calling the REO department of the bank that owns a property and asking who they’re planning on listing with before it ever goes to market. So, essentially you could get in contact with the brokerage/agent before it’s listed. You just have to pay attention to your local sheriff sale results to see if a bank takes a property back, and watch for when they actually take title.
