How to buy property if owner is out of state

Novice here, Can I purchase a property in the state I live from a home owner that lives out of state? If yes how are the contracts dealt with?

Hey Hokulani.
In my case my Title company simply overnighted the documents for the sellers to sign, I think they had to get it notarized and the Title company paid for the return overnight shipping. It slowed the process down about a week but it was easy, cuz I didn’t have to do anything cept twiddle my thumbs.

I think it would also be best if you can contact the owner of the property or a representative so you know what to expect especially if you are buying a house that needs inspection.
