I don’t know what everyone elses feelings are on the subject, but I just wanted to know what you have come up with in terms of approaching families that are selling the house of a loved one they have recently lost. Is there any set period of time you have found is most effective before approaching families as well as how long will it take for title to be deeded to the beneficiary? And finally what is the most effective way to approach them?
I certainly would not cold call or approach a family that has recently lost a family member. Getting to know the probate lawyers is a much better choice. There are plenty of good deals to be had in Ohio without chasing grieving families.

Carefully and in writing with a contact business magnet included in the envelope (not just a business card that will end up in the trash) using the “I am REALLY here to help you” angle.
