Good day. I found an abandoned property in my town with fire and strutural damage. I called the accessor and was told 2 elderly women lived their and was displaced to california because of it, its been sitting their for a good while now and seemed like no one is doing anything with it. I want to know if anyone had any situations like this and what their approach was on it.
Should I write a letter and what should I say? do anyone have any sample ones they sent out that i can take a look at
Call? - they are being taken care of their son so i am not sure on how to approach this
its in a decent area of town and looks like a good project to wholesale if i can get my hands on it but not sure what steps to take since i am brand new to investing.

Your over-thinking this. It doesn’t matter how you approach the owners, or what your letter says or what you say on the phone. Just as long as you convey the message that your interested in purchasing the property if they’re interested in selling.
Since you said they moved to California and not out of town, I’m assuming this property isn’t in California. Perhaps the son would be willing to meet with you? When I deal with out of area owners, a lot of times they tell me to just let myself in and send them an offer.
Find some buyers to wholesale to. Then contact the owners or a representative (son) ASAP. Arrange to take a look at what your signing your name to then come to an agreement about the price. Assign the contract or do a simultaneous closing. Have a nice day.
