How Quickly Can You Rent

I can find a lot of information on real estate, prices, market value, etc, and this site has been a tremendous help to me. I can also find out how much rents are going for in a particular area. What I cannot find is specific information on how quickly houses are being rented. It would be nice to know they were 30 rentals on the market in December, 20 rented, and it was 15 SFH and 5 TH(this might be a little too much).

Any information would be greatly appreciated…

You are your own indicator on this my friend. Do some specials, be better than the rest of the market. The you will set the trend.

It directly depends on how creative you be and tools you use.

  1. your unit must be in better shape then your competion.
  2. your unit rent price should be in range for the area
  3. Yard sign
  4. Craigs list
  5. Rentals.com
  6. MLS (I like mls entry each time becuase it sets the comps… for next time around)
  7. Special Move in by this 15th and first two weeks are free…
  8. Your application process… it should fast and thoral… they don’t like to wait on results
  9. Meet each potential tenats in person and show them why your product is better then others … i.e Energy efficient AC, Double windows… thermostat… talk about neighbours too when they come in…

I rent all of mine in 30 days or less… and I only two years lease.

It depends upon how strict your criteria is.

I could rent a hundred a week if I didn’t care who was in the building, or whether or not I got my rent.

2 years ago, a month was a long vacancy. Now my vacancies are running about 4 months-- while I turn down applicant after applicant.

There is no advanatge to renting to a tenant who doesn’t have income, or is in th process of being evicted for non-payment and damage.

What state are you in Tatertot? It sounds like our markets are 180 degrees out of phase. A couple of years ago, I would turn down applicant after applicant (they were all druggies). Now, the rental market is VERY tight and we’re renting things as fast as we can get them ready. It’s interesting that these two markets would be so different.
