I am trying to figure out how many licks does it take to get to the center of a tootsie roll pop…In Real Estate terminology how many marketing pieces do I need to send out and how many offers do I need to make in order to find a house to wholesale…also what are the best ways that your finding to market to sellers?
It depends on how motivated you are, how many hours you want to work each week and whether you choose A. Go to movies? or B. Stay home and work on real estate?
You should use every possible marketing and advertising method known to man!!
With yellow letters you should be able to easily get a 10-15% response rate if you mail to a decent list. Out of 20 or so leads you oughta be able to get one deal.
Haha, I like that. :biggrin Sometimes you will have to go through a couple of them. Never stop, get another one under contract. You will do fine. Just never settle, keep going.
I have found that 1 out of every 15-20 offers produces a deal…
Don’t mistake this for marketing pieces…I mean when a lead calls to inquire about selling your their house.
Now, it could take 100 or 1000 marketing pieces to get to 1 offer. This would depend on how good your list is, what type of marketing material you use, and how good your negotiation skills are.
When you decide to wholesale a property be sure you let the seller know that you have cash and ready to buy, if you need to get financing the seller will lose interested.
