Check your state laws. You can also call the county courthouse and talk to the clerk who handles eviction filings. They can tell you. My guess is that California isn’t going to be a fast state for evictions.
First, you need to check on the Statutory Right of Redemption. This is a period of time that the State allows the original owner to pay off the auction price plus interest and reclaim the property. I believe the basic right of redemption in California is one year.
If this applies to your case, this means that you cannot evict or actually do anything with the property for a full year. You need to go down to the county and find out before you begin an eviction process.
