How do you qualify for section 8?

so i have a potential rental… and i wanted to know what i need to do so i can get section 8 housing.

To learn about the section 8 program, go to your local metropolitan housing authority and request a landlord packet. Then, simply put “we accept Section 8” in your advertising. You can also get on the landlord list at Section 8 and you’ll get calls from that. After you find a Section 8 tenant that wants to rent from you, you’ll send in a Request for Tenancy form, a Lead Paint Disclosure form, and a blank lease to Section 8. Once accepted, they’ll inspect your house. After passing the inspection, you fill out a HAP contract (housing assistance program) and you’re all set.

I WENT TO MY LOCAL hOUSING authority. I had to attend a one hour class “So you want to be a Property MAnager”. From there I was able to list my properties . Once your property is listed and a section 8 voucher holder is interested in your property it will have to pass inspection by section 8.

You may want to check online with your State site, from the state site you look for the housing authority. When you get into this site they will list offices, phone numbers and information about the section 8 program. In my state they have one section for renters and another one for landlords. They also provide information on how much section8 will pay for different counties.

Also, in my state your lease needs to be a 1 year lease instead of month to month. So you may want to be prepared with that part of it.

I had a section 8 tenant, the first time was intimidating because of the inspection and additional paperwork but it worked out very well, it was nice to have the money on time every month with no fuss.

I have heard horrer stories about section 8 but it worked very well for me. :slight_smile:

You can google “Section 8 Housing” + your state and find it. Many investors have said that contrary to popular belief their section 8 tenants have been good because they have a vested interest in being “good” since the program can drop them.

The only thing I thought when putting up a “for rent” and saying “Section 8 welcome” is that I thought it would give non section 8 tenants bad vibes. Especially if you live in a high income area.
