How do you FIND the OWNER of a VACANT property?

I am a newbie and I have been driving around my area looking for distressed properties. I have found a few run down vacant properties and I want to contact the owners.

WHAT METHODS DO YOU USE TO LOCATE THE OWNERS OF VACANT PROPERTIES?

Im a newbie also, but from what I’ve read you go to your local courthouse for the info. Hopefully a veteran can chime in and confirm this.

What you could do is:

*Check the tax collectors office to see where the tax bill is sent.
*Check the public records to see who owns the house and to see if the house is in foreclosure or something.
*Call the electric company or water company and see when and where the last bill was sent.
*go to intellius.com or www.infospace.com
*Hire a Skip tracer
*Mail a letter to the vacant home, sometimes they have forewarding address

If you just go to the assessors office they will have a mailing address for the owner.

I’m having the same trouble. For some homes, the towns don’t have the current infomation, the neighbors can’t help, the utilities was just turned off, the skip tracers I’ve used are useless, and there is no forwarding address.
A friend of mine actually put a For Sale By Owner sign in the front yard with his number on it. The missing homeowner finally called him, but was so angry that he wouldn’t sell.
Does anyone have a skip tracer that actually works? I’ve tried private investigators, but they’re way too expensive.
