How do you find Good General Contractors/Project Managers

What is the best way that you experienced Rehabbers have found to find experienced General Contractor /Construction Project Managers?

I am not looking for names of specific individuals or firms, (Breach of Forum policy), but rather the source and methodology to find a good GC/PM who are familiar with rehabbing and who has a good pool for reliable, cost effective, professional Sub Contractors to pull from.

We’ll be doing standard consumer grade re-habs in sub $200K, Category 3/4 homes in Northern NJ (Bergen CO). Mostly 30-45 day duration engagements, refreshing kitchens, baths, floors, paint, minor plumbing, electrical, etc

I’ll be doing due diligence, checking references, etc, as I’m looking for someone we can build a long term relationship with as he/she will also need to provide “Estimates” for budgeting purposes when evaluating property.

find a really successful real estate investor in your area,take them out for drinks, and keep the booze flowing until they start talking more than they should and brag about how good contractor ‘x’ is,

Check with your local specialty material suppliers for referrals. i.e, plumbing supply for plumbers, electrical supply for electricians, lumber yards for carpenters, roofing yard, landscape supply, janitorial supply (for floor refinishers), carpet and flooring store, etc…

The suppliers will know the guys in the area and they will know which ones are competent and which ones to stay away from…

Once you have a good group of guys you have to find someone to coordinate the activity of rehabbing the property…Kind of like a good Orchestra Conductor…

I agree with your first statement. However, architects are a terrible source for job site management. Especially for a rehab/flip. I deal with high end architects everyday and most of them have no clue about codes or proper build sequences. They design beautiful spaces. That’s about it.
