get a sunday newspaper and call every FSBO ad.

make sure your talking with the actual owner and see if they are investors.

you should be able to ad 3-4 buyers to your list this way

You know what they say. If you find and put together a good deal, the buyers will come? Finding buyers in my opinion isn’t hard when you really think about. You just have to be strategic. If you are selling a house with a steep discount, chances are it will sell quick and you won’t have to spend much. Same goes, if you sell on special terms (i.e rent-to-own). Makes your house stand out from everyone elses house.

I use Postlets.com to create really great looking ads and then I copy and paste them to Craigslist.org, Backpage.com and other sites, including my own. I also advertise generically, the types of houses I’m putting under contract, and I mention I’m looking to add buyers to my buyers lists for these house.

I also use a site called www.leadtackle.com to find buyers in any state.

Fast and Cheap buyers are not GOOD! Here is my theroy on this and remember it is just a Theroy!

If you want something GOOD its not Fast and its not Cheap

If you want something Fast its not cheap and its not good.

and if you want something Cheap its not Good and its not Fast.

I hate to tell you in this industry you really only get one of the Three most of the time

That being said this is why I offer a 10-20% carry on all my properties it creates a nice income and sells the property. ITS GOOD FAST AND CHEAP! Not to mention you make more money over the long haul.

I would add: -

  1. Make contact with your loca real estate investors club. These types of clubs usually meet once per month, but you may be able to make contacts by emailing the association with any deals you may have in hand.

  2. Drive around the neighborhood where your property is located. Look for FSBO / Rentals and contact them. If they are investor owned properties, that investor may be a potential buyer for your property as well.

Quickest and cheapest ways are through leads you generate on your own either through a website where you bring in targeted traffic or my tried and true method:

Select a solid mid-ranged priced neighborhood and simply drive it.
Send letters to the owners of homes that are in distress or are vacant and watch calls come in.

This always works and is only limited to the time you put into it.

I’ve had great luck with Craigslist. Look under the services section. Click on financial and the real estate section. I also go into the real estate for sale section and look for the"for sale by owner" and/or “lease option” sellers. Follow through to there contact information. Hope this helps.

When you get a house under contract, put about about 5 12x18 hand written signs. Lets say you get a house under contract for $16,000. You could put

INVESTORS SPECIAL
3BD 1BATH
$16,000 CASH ONLY
XXX-XXXX

That will get the phone jumping quick! This is my number one technique for building my list.

I agree with one point xpander said as a suggestion for the poster, and disagree with the other.

Handwrite on 12x18’s? AGREE. I use this and it works well.

Why? Nothing at all making the latter stand out. How can he get the phone ringing with anxious buyers if you don’t indicate right in the ad WHAT exactly is special about it? Simply saying that it is an “investor special” doesn’t make it stand out. If he were to say “Handman special, 100k below market value!!” or along those lines, or “Owner Financing, no bank qualifying! Problem credit ok!”, this will guaranteed get his phone ringing with anxious buyers because there is something special about what is being offered. I’m actually surprised xpander would even recommend what he said in the latter. He sounds like a very experienced investor, I’ve read a lot of his posts and agree with the majority of them. This one only partially so though. Anyway, we can’t all agree on everything. Happy investing to all and hope this helps the post guy.

The “special” is the price chunk. Investors will call to find out where the property is located and what work needs to be done. With a sign, you can only put but so many details. The price is the hot button detail that makes it special.Investors know the abbreviations for bedroom and bathroom. So they don’t have to rack their brains knowing that 3bd is short for 3 bedrooms and 1BA being 1 Bath. So they know it’s a 3bed 1 bath. I have yet to get a call from an investor that didn’t know I was selling a house from my signs. I use to put HOUSE 4 SALE and the rest of the details, but I got way to many curiosity seekers. The last time I put out 5 signs with “HOUSE 4 SALE”, I easily received well over 70 calls over a four day period. It got to such a point that my phone kept ring that I picked up my signs so people would stop calling me. lol
I still got 23 buyers out of it though. Handyman Special as the headline message will work too, but that message might attract home buyers who aren’t investors but want to buy the house to live in and use sweat equity. I only deal with investors.
