I can easily get a good deal on a house or duplex. My frustration comes when the seller has already agreed to my offer, yet when the time comes to sign my contract, they simply refuse to sign it. Is the reason because I am calling from another state and am trying to buy a property without seeing it or the fact that they are having to read, sign, scan, and email me back my contract? :banghead :help

I don’t think that you have specified to him exactly what you are trying to do. The trust factor is low and he is not sure about you. You have to keep it real with these sellers. The more comfortable they feel with you the better, even after you have the contract signed, you can still get more discounts after the buyer is on deck. :beer
