I am making offers well below asking price and the agents think it’s a joke. I am serious about my offers and I know they will be accepted eventually. I need end buyers for simultaneous closings.
Nick - hang in there - if people aren’t complaining about your offers, then you are offering too much!
Our best performing methods for finding buyers - signs in the area of the deal and mailing postcards to absentee owner cash buyers in the same area. So, until you get a deal, send out postcards to people that have bought in the areas you are targeting in the last 6 months and who paid all cash. Tell them you are a wholesaler in the area and would like to talk to them if they are still in the market for more properties.
FYI - we rarely work with realtors, primarily for the reason you mentioned. We send a ton of mail directly to homeowners, looking for people that are looking to sell but haven’t listed the house yet. Just another avenue for you to try.

Many moons ago when I was just an investor, hadn’t gotten my license yet. I used to notify the listing agent in writing that I had a written offer to present but the contract contains a clause that I am to present the offer directly to the seller or it will become null and void. And I don’t give a copy to the agent prior to the presentation because to many of them had a tendency just to present it without me, which was unacceptable to me. Plus their act voided my offer because of the clause there-within and I wouldn’t do business with anyone I couldn’t trust.
Sellers never had a problem with it, just the agents. To help things along I would send a copy to the owner saying I looked forward to meeting them. And that I felt that only I could present my offer in the manner I would like it presented, and it would also allow me to be there to answer any questions they might have on the spot, if they had any. The listing agent got a copy of this letter, so he knew his seller was expecting a call and it didn’t get put in a drawer. Plus there is a written record of an offer where there is failure to present if I want to complain Over time you get a list of agents willing to work with you and the need for this goes down.
Nick- Don’t forget to call the phone numbers posted throughout the neighborhoods you’re driving (or researching). A lot of my deals have started just by talking to people that were already using bandit signs…
