how can I structure this?

I’d like to buy this property for myself. There is a subdividable 7 acres and I have a potential buyer for that part.
asking price for whole thing is 250k. value of seperate 7 acres approx 30k.
How could I best structure this to help me get into this property? possibly join with other buyer I can’t ‘afford’ to staight out buy the whole property and then sell…could I make an offer contingent upon some sort of agreement with my buyer?
how do people "control the deed’ before purchase?.. :confused

do you have money to put down? take out a loan - buy the whole thing. if the lot is separate but next door - just buy the house and the other lot(s) separate - under a different name.
