How can I make this deal more attractive?

I am getting ready to offer the first of 8-10 properties in Atlanta with these parameters:

3 bed brick ranches
Fully rehabbed
Section 8 tenant installed, paying $1100/month
Price to the new owner would be $47k or so

Aside from the numbers, what else would I need to do in order to create any interest in these properties? Also, as a prospective landlord, what would you recommend that I look out for in order to make the deal easier for a new landlord?

Be ready to provide to the prospective buyer:

  1. copies of leases
  2. Rent records/history
  3. Record of all the work done
  4. If the work was done with guarantees/warranties, provide them copies of that

just off the top of my head so far, but things like that will reassure prospective buyers a bit.
