I have a question.
I have a lady who saw an ad I have posted on the internet about purchasing property with lease option and she contacted me about her property , the only thing is ,is that it’s in another state .
Can I still lease option this property even though I can’t see the property?Or can I flip it to another investor in her area?
I need this anwer ASAP ,because I mention in my ad that I will get back to them within 24 to 48 hrs.

You can lease option a property in another city but it is helpful to have feet on the ground. Negotiate a super deal over the phone. Get a true recordable option subject to inspection. Contact the recorders office and get it recorded. Then contact someone in a local club and ask for help or flip them the option to lease or buy subject to.
I live in Ft. Worth but once did a deal in Cleveland, OH in which I did a purchase and simultaneous sale using an owner financed note that I brokered. All over the phone.
I did one in San Antonio where I never saw the buyer or seller. Did a simultanious close. I did inspect the property before buying and after the contractor did the repairs. I still collect payments(even after their chapter 13) on a small second I took to make the deal work.
It can be done but definately helps to have feet on the ground.

How would I Contact the recorders office and get it recorded if I am in another city? ???
The number may be in an online directory like switchboard or infospace.com. Or call a realtor or title company in that area for the number. The recorders office will give you the address, cost and form of payment. Try it on your county.
