I don’t think with the privacy laws you’ll get that info but I guess you could call the post office and ask. Why not just walk outside and talk to them when they deliver the mail? Maybe head to some apartment complexes once you get the route down. Just a thought. Stop ine whenever you’re somewhere you see one and talk to them. Talk to the UPS and Fed Ex guys too
Aithne I’ve seen you post on other topics and it looks like you give some good advice. My problem with talking with mail carriers is that I’m not a full time investor and I am in an office for 9 hours of the day when the mail carriers are out on their runs. I could hope to catch some on the weekend, but that seems pretty hit or miss with me since a lot of times the mailman will come and drop off mail while I’m sitting right by my front door and I won’t notice.
Is there a way to figure out a route? I think I’ll stop in my post office today and try to get more info, my challenge is to not look like a shady stalker.
Maybe you can post something on the bulletin board at the post office or wherever there are bulletin boards. It oesn’t just have to be those guys. There are a lot of people out there that can find these properties for you. I would create a flyer with a phone number they can tear off and go from there. Good Luck with it. If you contact a mailman and he is interested in your proposal tell him to let all his mailman buddies at the PO know about it also. Give him multiple business cards so he can hand them out to the others.
Heres one~~~~~~Do you know people who live in the area of interest (friends, ect…)? Tell them to approach their mail carriers (with your supple aproach). I think this is the best approach. It worked with my carrier because, I have built repore with him.
What has been your success asking mail carriers to bird dog for you? I have talked to a couple of them and offered them $500 per house I buy that work an area of lower end houses that have a high foreclosure rate. But I have no referrals from them. What are you doing that works in getting referrals from mail carriers?
i went around putting up ‘$500 Reward for vacant houses’ signs with tear offs around several post offices, UPS stores, and grocery stores this weekend. I talked to one mail carrier and he said he doesn’t see any vacant houses on his route. I’ll let you guys know if anyone gets in contact with me and if the signs are working.
Maybe, you should offer a finders fee to people you know who can approach the mail carrier in the area of interest. I for one always get to know my carrier. And, so if you can talk, talk, talk, you will find people who will aproach their personal carrier if it will benefit them.
My mail carrier gave me one the week after I asked him to look. House zillow’s for around 300,000 and they owe 165,000 and they are divorcing. House may be going into pre-forclose. So, if i can get in touch with the owner I have a chance. I just started on the postal thing and That was my result. Hopefully it will result in a purchase. It’s a numbers game.
