how can i find a good real estate investment property?

how can i find a good real estate investment property for the purpose of flipping or rehabbing a property? There are surely lots of steps, can you help me identify it. thanks

Most real estate investors can vouch for this. Many investors in the game right now that are flipping/rehabbing, started wholesaling real estate first. Once you learn this step, you don’t have to go through somebody else to find deals for you.

As a wholesaler you get these homes dirt cheap, then turn around and sell it to a person that is going to flip/rehab the property. As a rehaber, once you know how to get them cheap like a wholesalier does, you are truly golden! :biggrin

Networking is an amazing way to find properties. But be careful because if they are also in the investing business and they are giving away deals to you, it might not be as cool of a deal as you think.

You are a marketer first before you are a wholesaler, investor, rehabber, etc… You need to get the word out to the world that you buy properties and this takes carefully planned marketing.

Here are some ideas:
networking (REIA clubs, realtors, attorneys)
Point of display (those take one brochures you see in Chinese take out places and similar venues)
direct mail (post cards)
Bandit signs
Online marketing (craisglist posting, ezine articles, blogs, etc…)
bill board (if you have the budget)
Diner placemats
Classified ads or display ads in the newspaper and penny savers
radio advertising (if you have the budget)

There are many more just let your creative juices flow out. The goal is to let everyone aware that you buy houses fast for all cash.

Remember, if you do not advertise/market it is like winking at a beautiful girl in the dark. You know what you’re doing but she doesn’t.
