How can I do this in 8 hours?

I need to close on this property by June 15th. Just found a friend who can “lend” his name and we can do the loan together. The lender wants title commitment in both of our names. My original contract with the seller did not have “and or assigns”; but there is probably a case law in Texas that says that unless the contract openly prohibits assignment, every contract is assignable.

In any case, I am not looking to assign this contract. I just want to add his name alongside mine in the contract, then the loan and finally the deed.

What is the best, fastest and easiest way to do this ASAP before the end of the day?!?!

The property is located in Austin, Texas.

PS: The seller and his agent are wanting to wiggle out of the contact and so will find any loophole to avoid me from closing. So, I need to get around that too. My lawyer is working on this issue, but any ideas/suggestions would be well appreciated.

The title company should be able to add your partners name to the commitment without any forms or assignment or addendum from the seller. The contract is assignable in Texas unless prohibited like you said so you could just assign to yourself and your friend as partners only if you have to do so.
