Besides locating 1031 properties, is there any specialized training, due diligence, or other services I can/should provide to my investors an agent?
I’ve been helping investors find properties, but I feel as if there should be more for an agent to do. I’ve enrolled in some CPA and legal professional courses regarding 1031 exchanges so figured that would give me some ideas.
Would joining the Association of Federal Exchange Accomodators as an affiliate help me in any way?

Please talk with your broker. I fear you might build yourself some liability with little return by giving advice. I commend you for taking course for knowledge and understanding. Perhaps talking to several 1031 facilitators & choosing a good one to recommend, or getting feedback from your buyers on who did well and who did less well . . .

I don’t want to give advice, I figure that’s what the faciliator is for. I was just wondering if there was anything else I should be doing as an agent besides locating the property. If that’s all I can or should do, then I’ll just continue to do what I’m doing.

There are three in my area and I try to make it to meetings. I’m a regular poster on our chat groups. I’ve been investing for about 3 years and have been identifying properties for 1031 investors as an agent. My actual question was more around providing additional services for my clients. My side seems easy and it feels as if agents don’t really do anything above and beyond for 1031 clients.
From the responses, it sounds like there isn’t much else to do besides providing my regular services that I do to all my investment clients.
If you have clients that would like to do a 1031 exchange, but don’t want the hassles of property mangement, you can refer them to 1031 exchange into a Tennant in Common property. They can choose which building they’d like to be invested in, can receive substantial monthly income, have the benefits of real estate ownership, and still have appreciation potential without headaches.
