Still putting together the Power Team and I was hoping for recommendations for contractors from anyone in the Houston/Harris County area. We may be purchasing an investment property that needs some rehabbing and would like to live in the home while performing the work, but we’ve never done a rehab before. Can anyone recommend someone they’ve used before?
I can recommend utilizing the Homestyle renovation program which allows you to purchase the home and have draws come from the lender for the rehab… usually takes about 6 phases of draws depending on the size of the project… You’ll need 10% down to get the deal, but o’ what a sweet program… You don’t need to use your own money to rehab the house - and you’ll get an after approved valued appraisal based on the construction/rehab cost breakdown and the projected comparable market!!! All with one time close and a prime + 1 interest rate on the draws!!! When your done, sell the house at the newly appraised value! What else do you want?
