does anyone here have any experience with giving home inspections for REO’s. i am wondering if anyone has any data out there to prove that if you were to spend $300 on a home inspection that a person is willing to spend an extra 1000 dollars. i was wondeing if anyone has any thoughts or insites into this idea
I’m not entirely clear on your question. “…if you were to spend $300 on a home inspection that a person is willing to spend an extra 1000 dollars.”
I do home inspections for REO investors as a part of my consulting services. My services have stopped people from going forward with a property while at the same time encouraged them to move forward. I guess you could say I lead a lot of horses to the water, but it’s up to them to drink it…or not.
I have a couple different levels of service I provide to REO investors. The first is a simple property inspection. This will show the potential investor the condition of the property and potential problems they may encounter with it. The second is a full blown investment analysis. This includes a property inspection, market review, and offer support. My offer support has ranged from writing up the purchase agreement with stipulations to negotiating directly with the asset managers and their listing agents.
I also consult REO Realtors / Brokerages in obtaining, working with, and managing REOs.
So it comes down to what you want out of the inspection and how much you are willing to invest in the due diligence.
GooD LucK! :beer
how much do you generally charge for the inspection
:cool
HEY foreclosure negotiator
I think what the poster is asking is if he /she were to pay for a inspection at 300 $
And it were to come back with no real trouble could you or would think a person /buyer would pay up to a 1,000.00 more for the property
I think in this market you should push for the best price you can get all ways >>>> But the buyer is only going to pay what they will pay
As well buyer A may pay $$$$$$ and buyer B may pay a lot less
You know one mans ------ is another mans
Any way just my thoughts on the matter
yeah that is what i was trying to get at. hey for thoes interested i found this cool site i have been telling some people about it. but they are soon going to be seeling REO’s online you should really check it out its called bidEup.com you shared your thoughts with me and this is some of the stuff that i have been hearing in maryland about real estate
