I am searching for a buyer’s evaluation checklist template for when I look at purchasing a property. I have a simple one that I use (interior, exterior, landscape, appliances, etc.) but I am looking for a more detailed list. Any suggesstions where to find a more comprehensive list or even a different approach to evaluatiing new potential rehabs? I have looked at the rei club products but don’t know if they are too vague or are they very detailed?
This is an important thing to have for a rehabber. The best inspection form that suits you best will be one that you make. Boiler plate eval checklists usually have too much you don’t need and not enough of what you do need. I’d recommend getting some books on home inspections, these books often times have their own reports and checklists. When I got started I just walked into every room, look around for a minute, and make a list of what had to go, and what I needed to add. I’d take a few measurements of the room, take some pictures, email everything to contractors, and get quotes.
That works perfectly fine if your working by yourself and have some practical rehab knowledge. Now that I have project managers, I can’t give them a piece of paper with someones doctor-like handwritting and say “Good Luck!”
You really don’t need too much detail in your list. You need to know if something needs to be repaired, replaced, removed, or added and how much of it you’ll need. If you have a 12 year old water heater that doesn’t work, or that leaks, it doesn’t matter what’s wrong with it because it needs to be replaced. So budget for a new water heater and possibly whatever surround water damage it caused. There aren’t many components to a house. Kitchens, baths, and utility rooms are the only rooms that are more than just a floor and drywall.
