A months rent. I actually just held an apartment for a tenant for 3 weeks. The only reason I did so was because she is going to be on full rental assistance that also pays for any damage she does to the property. So its the best program out there for low income housing landlords. Otherwise I would have charged her the rent. Thats up to you though. If you really feel comfortable with her as your tenant and are willing to give up a months rent or so. Also do you think you can get it rented right away? Do you have a ton of calls? If not then do what you think is best for you.
I make them pay the security deposit, which is $25 more than the rent. I also make them sign a “Deposit to Reserve Rental Property” form, which basically says that the deposit is NON-REFUNDABLE if they do not pay the rent and move in by the agreed upon date. Tenants often change their minds. When they do, I keep the deposit.
