HML to Rehab Property Owned Free and Clear

Hi all,

I’m seeking an HML to rehab and rent out a 2br single-family in a Michigan vacation spot that I own free and clear (purchased with cash). The property will be worth $40,000+ (based on the current taxable value) and is expected to rent for around $500-$600 / mo.

I need about $8,600 to finish the renovation work. Escrowing the funds and disbursing to the contractors would work fine.

Are there any folks who might have interest in a small project like this?

Hard money is very very expensive. It’s not something you want to do for a long time period.

Unless you intend to sell the house as soon as it is finished, find money some place else.
