Active buyers are on your court house steps during foreclosure sales which are listed in the paper or on it’s online classifieds. Talk to them and get their buying criteria, phone and email addresses.
Craigslist if you have it there has apartments or houses for rent. Those are landlords you can contact. Also call the landlords advertising apartments or houses for rent in the paper. Ask if they are presently buying property, buying criteria, and put them on your email list.
Some people put an ad on Craigslist saying they have some super great deal and when people respond they take their info and tell them that it is sold but you will let them know on the next one.
Local real estate club meetings, REIA meetings are a great place to meet active buyers.
Call all of the other wholesalers (we buy houses people) and ask them. Wholesaler to wholesaler to owner sometimes works.
Etc.
That should start you off with a nice sized list pretty quickly.
