Help w/ courthouse search!

I live in NC and some of the documents that I’m looking at in the Register of Deeds office are confusing. What exactly am I looking for if I want to search for “seller carry-backs” and atleast 12 months old? I see all these different deeds and I’m new to this, so is there a specific deed I should be looking for? And what is the title of the note holder that I need to contact?(i.e., Grantor,Grantee, Trustor, Trustee, Beneficiary, Borrower,etc.)

Thanks, because I have been to the Register of Deeds several times and am frustrated looking at so many documents not knowing exactly what I’m looking for on these docs!

Two documents are used to sell and finance the sale. A deed the seller signs as grantor. When a deed of trust is used the buyer is the grantor deeding the property to a trustee who has certain duties to help collect the money for the beneficiary (seller).

There could be other situations where the seller is a trustee of a trust and selling and financing but they would still be the grantor on the deed and the beneficiary on the deed of trust.
