HELP TOO MANY LANDLORD ISSUES

I BROUGHT A PROPERTY FOR 85K AND CASHFLOW IS 11K A YEAR. IN TWO YRS I AM IN DEBT I BROUGHT A INVESTMENT PROPERTY BEFORE BUYING A HOME (NOT SMART) FOR MY SELF. I SANK EVERYTHING INTO TRYING TO MAKE IT WORK
REPAIRING WHAT OLD TENANTS DESTROYED. I SHOULD HAVE NEVER KEPT THE OLD TENANTS THEY TURN OUT TO BE DEADBEATS I LOST MONEY FOR MONTHS. PENNSYLVANIA GAS CO. HAS A NEW LAW LANDLORDS PAY FOR DEADBEAT TENANTS PAST GAS BILLS OR YOU GET NO GAS SERVICE. HAVE A NEW A NEW TENANT THEY WONT TURN ON HER GAS SHE IS UPSET. GAS CO TOLD ME TO PAY UP OLD BILL 2,000 I DONT HAVE IT. SHE HAS NO STOVE TO USE. THE REST OF THE PLACE IS ELECTRIC. I HAD SEVERAL ELECTRICIANS COME OUT THINKING I WOULD CONVERT THE REST OF THE PLACE TO ELECTRIC THEY TOLD ME 3,000 TO DO THE JOB IT’S NOT ENOUGH ELECTRICITY IN THE DUPLEX FOR INSTALLATION FOR A ELECTRIC STOVE. I DONT HAVE 3,000 NOW THE TENANT IS WITH HOLDING RENT NEITHIER OF US ANTICIPATED THAT THE GAS CO WOULD BE SO UNFAIR…I HAVE 1 VACATE PLACE THAT NEEDS REPAIRS AND TWO TENANTS AND A MORTGAGE REALLY THINKING OF SELLING… PLEASE ADVISE… :cry:

Is there a public service gas account?

If so, call a licensed plumber that does gas lines and have them run the gas line from that tenant’s stove and connect it to the public service gas line. You will then have to pay their gas for the stove, and then all you do is to raise there rent accordingly.

Sorry to say but your situation is the kind that investors like to capitalize on.

Before selling, consider taking on a partner. Offering ownership for cash to fix the place up.
