HI all, I don’t know how in CA you can get a tenant out in 30 days…I have a property that we’re closing on friday…it’s taken 8 mos to evict this tenant…he’s a CRAZY!!! The case went to court 4 times…what a mess…I"m just glad to be rid of him.
Didn’t that neighbor report smelling gas? Better turn that off until you can get it fixed! And by the way I wouldn’t want to risk a spark - better shut-off the electrical, too.
Give your tenant proper notice of the necessary repairs. Sorry for the inconvenience!

I am not sure but I think you went to court for the wrong reason. I would not have sued him for the back rent. I would have sued for eviction. The fact that the court found that the rent was not paid is grounds for positive eviction. I would sue for the back rent later. Always get the bum out don’t cry over spilled milk. Get him out and report him to your tenant screening company.
The fact of the matter is 95% of judgements never get collected!
