a homeowner who is facing foreclosure wants to sell me their home. we haven’t decided on a price yet, i’m still getting comps. i have a small buyers list so i need to find out the best way to go about this.
i don’t believe i will obtain the house for 70% FMV minus repairs so the margin might be too tight to sell to another investor. i will however be able to get it at a significant discount which would be perfect for an end buyer.
what should i do? make an offer to the homeowner and then start marketing immediately? how would i convey this to the homeowner that i will be trying to find the end buyer instead of purchasing it myself?
any other helpful hints i would love to hear.
