Help needed to deal with problem tenant

Purchased a building (multi-units) with couple of non-paying tenants few weeks ago. Started the evition process last week on two of them.

I got a call late last night from one of the other tenants that one of the probelm tenants broke her front window because she was locked out. And someone kicked down her front door (the same probelm tenant) to get in to her apartment because she did not pay him (most likely for durgs). Now in one day, the window is broke and the the front door is complete off the frame and lean against the wall. Oh, the tenant also broke the laundry room door last week (again no key).

Should I fill a police report? Anything else I need to do to protect myself?
Do not want to do anything to screw up my existing evition process but thought about paying them to get them out. Don’t want them to trash my building but on the other hand I do not want set example for the other tenant.

Any suggestion is welcome.

BTW, the place is in Sacramento, CA.
Thanks
Tony

Yes destruction of property is a problem for the police. Continue with evictions even if they get arrested. Make sure that on all paperwork for the court that you include the phrase ,and all occupants, to prevent probems of squatters during this time, ie relatives and friends. Send letters that the cost of the destruction has come out of there security deposits, thats why the police reports.Get a money judgement on these deadbests so they do not do this to the rest of us.

Yes, get the police involved and continue the evictions. I would not pay the scumbags to leave - that’s an invitation to disaster. You would be telling the other tenants that all they need to do if they want to leave is destroy some of your property and you’ll pay them. Personally, I never pay someone to destroy my property or steal from me.

Good Luck,

Mike
