HELP ME! I'm a Brand New Investor

Hi everyone,

I, like many, am new to this real estate investing stuff and I need ALOT of help. I’ve done several rehab projects where I’ve put my money in a reserve with a few other people for rehabbing and got back 15-20% on my deals. The problem is it takes waaaaay too long to find another deal after making my profit. I’ve also had problems with tracking people down for my money.

Although I still like this way of investing, I would like to find other ways of making money consistently. I would like to try rehabbing and obtaining properties for rental purposes but Im having trouble getting started. Can someone give me some advice or steps to follow for getting into rehabbing and renting?

Also, I would REALLY appreciate if someone is looking for an intern in the DC area or knows where I can obtain some information on finding a mentor or coach.

As for finding a mentor/coach (and, BTW, you’re not supposed to post requests for coaches or mentors!), have you tried the local REIA? This one in your area comes highly recommended:

How could you have done several rehab deals making 15-20% and not learned how to do this on your own?

If you have that kind of money you really need to invest in your financial education. Speculation will cost you big time. I know of what I speak.
