Im a realtor
representing a client *my brother
he is buying a mobile home which states is converted to real property properly
title comp will insure it and fix prob.
agreed price $110
prelims came in , judgement to house from credit card comp18,000
buyers mad and not paying more than agreed price. buyers mad listing agent shouldnt have list it she claims she didnt know
close of escrow to be 1/31 and extended 15 working days for documentation ( to correct tax star and conversion)
Seller in NOD since sept
got a settlement offer from credit card to take less($7500) to satisfy debt,listing agent claims verbally it is only good till 31st
(can she get another settlement to extend 15 days)??
plans to flip, price below market
listing agent puts back on market 125
buyers pissed
she said if we don;t close by 31st she cant sell at price 110 agreed
whos has the right
dont we have 15 more days for problem to be fixed? can buyer lose earnest money
buyer not canceling escrow wants prooperty but wants title cleared and conversion documentation done by COE
PLEASE help
Can judgemetns still go with the house after it closes? what if judgemtns already settled of got a letter???
My brokers wants me to cancel because with all problems.

broker says sign hold harmless agreement
buyer says no, why should we pay commision
I dont want to have to go to court over this deal.HELP
my buyer does not want to cancel I told my brokers you tell hime to cancel, hes not listening to me. They said Im the professional and shouldve referred it if dont know what im doing(mobile homes)

later had another meeting with my manager and they are like, you cant force them to cancel its up to them. I know that its our fiduciary responsibility to protect the client and what they want.

I would say to look over the initial Purchase Agreement deadlines and conditions with a fine-tooth comb and see if there isn’t a justifiable reason to pull out of the deal and kill the escrow without loss of the deposit. Work on the brother to see that this deal may be more hassle than it’s worth… and be sure to have a fresh list of replacement properties with you that your brother can begin checking out.
