I know enough about this business to know that without marketing there Won’t be any deals, and without any deals, there won’t be any business!
So I’m currently working the Pre-Foreclosures (Mailing Campaign, one colorful postcard every 3 weeks)
Checking out the vacant houses, trying to work with agents that pocket listings( not easy ), watching the
Classifieds and Craigslist.com, Leaving Business Cards everywhere J
I’ve been doing this for about 4 weeks, not very long, I’m hoping on closing at least 1 deal in 3 months.
Tris, I haven’t done the bandit thing for to long but they get me the most hits. 14 of the 16 townships in my area said don’t put them up but I found that if I put them out on Saturday mornings and remove on Sunday night that I haven’t lost any. Hey these people want the weekends off too. herbster
Thanks Everybody for your replies! I’ve Thought a lot about bandit signs, I seen them up around large intersections during the weekdays ( does that make them legal! ) they don’t seem to get taken down!
I like the idea about marketing to dead people( there family that is) I guess all I have to do is check
The obits, get the name of the deceased person, then check the recorders for any property records and mail out to them!
For me there are only 10 prospect groups that are worth spending marketing money on…
1 - NODs Pre-foreclosures
2 - FSBOers
3 - FRBOers
4 - Expired Listings
5 - Farm (Free and Clear)
6 - COI Center of influence
7 - Unlawful Detainer’s
8 - Probate (Dead People will call you)
9 - Divorces (Horny people will be calling you)
10 - Bankruptcy
And direct mail seems to be the approach best served for a drip campaign…
Until recently I have used the following drip
Day 1 - Professional Letter
Day 5 - Mary Letter
Day 8 - Check Letter
Days 13 -30 Postcard.
I have changed to my old, more in your face approach, of 15 letters over the first 30 days. I think we are in a BUY mode… So I m buying…
You can reinforce this drip with bandit signs, cold calling, bill boards, bus benches, etc however the second type of marketing you should be doing is your classified ads. Currently this is what is running for me…
Can I make a suggestion here - you should mail the preforeclosures on a MUCH more frequent basis. Every 3 weeks won’t do it. Depending on your municipality the house could be REO in 3 weeks! How about hitting them 3 times PER week instead. I’m only half joking.
Consider the fact that once that notice of default hits public record they are literally getting inundated with solicitations of all types (BK attorneys, mortgage loan officers, investors, etc). Your postcard must be very compelling (colorful is good, by the way) and systematically delivered on a frequent basis to the preforeclosure leads, moreso than any other list.
