Can anyone tell me where I could find a lender that would lend ona residential propertiy. I have a borrower that has a 460 credit score and wants to refinance her home. She has about 250k in equity. Please help if anyone knows a lender!!!

Thanks they dont do Maryland yet. Do you know of any other Hard Money Lender that will do owner occupied homes in MD? Or anyone that is interested in underwriteing this deal? Borrower willing to pay 11%.
