In some cases you do not need hard money to close on a deal
When you work with an experienced and seasoned investor loan broker they would be able to let you know when to use a HML and when not too.
You may be able to save money on closing costs when you don’t use a HML and pass the savings on to your end buyer like giving them credit for closing costs or grant money for down payment which is a plus when you really want to sell it fast.
