I need to know a suggestion for hard money lenders for foreclosure
auctions in the state of TN. It does seem a little harder to find HM lenders
for TN since the usury laws limit the interest. The loans would be for the
city area and county area. I tried a few months ago to obtain financing from
several HM lenders, but a couple of them would only loan in major metro areas.
I have seen properties sell at 80K at the auction, then become REO owned and
sell for $160K on the market. My personal opinion is that people never show up
for the auction since they don’t have the cash available. I would appreciate any
help with this! I can find the deals, but don’t have the quick cash available.
