Looking for a hard money lender for short sales which is not a transactional lender (meaning just for a double closing.) I want the lender to be able to lend on 65% LTV.
Does anyone know of one that won’t require down payment or credit check?
It is not a tough task to find hard money lender for short sales. You can look sources displaying their adds, but before making any deal check the creditability of the lender also.

I havent used jason medleys service but I his ivisionary.com is stored in my favs. if you need transactional funding its there you can look up funders all over the internet…now if I can just get past this financing thing.
Has anybody used Ivisionary? Or any of the other Transactional Funders ?I was thinking about using them. I’ve been to his Blog and Website alot of good content from what I’ve seen so far.

Is Hard Money Lender still lending money? Can you still get money to flip houses? Who else can you get money to flip houses?
I dont know anyone that would be a at a reasonable rate that doesnt require credit check unless you are putting up more than 50% of the cash
You shouldn’t comapare trasnactional funding with hard money, they are differant animals. Having said that getting hard money without either a credit check OR a down payment is going to be tough for you. Is your real question “A hard money lender that does not have a minimum credit score requirement”?
As for your downpayment, that (with us anyway) depends on the area you are buying in, your exit strategy etc…
You’re better off looking for Private Investors then hard money lenders for something like that. Look for people with Self Directed IRA. You’re going to have to offer at least 15% interest or 50% of profits. It depends on your experience and the investor.
