I have been researching it, trying to find a good lender, do you know of any lenders that lets you refi and sale under one month or three months.

Hey Bruce,

Are you asking for a HML that does not charge a penalty if you payoff in the first 3 months?

If the property does not need a rehab and can be refied or sold within 30 days then I have a something that will work.
