Gutsy craigslist ads!!

The following ad was posted in the Financial Services section of my local craigslist page, I wonder how many replies they’ll get!? $10K, REALLY!!??

"I own several rental properties in Milwaukee specializing in single family homes. I am willing to teach someone new in the business who wants to get started and I will guarantee them their first successful purchase of a cashflowing property and all of the right contacts (ins. broker, lenders, realtors, etc.) will be lined up for them. It is a simple business with some very basic principles that are very learnable, they just must be applied. To qualify, you must have good credit and working capital because the consulting fee to get you a cashflowing property and having your hand held through the entire transaction is $10,000. Remember, once you learn, it is easily duplicatable. I am very busy, so serious inquiries only. "

The problem with the add is that it makes the author personally liable for any investment losses of his “students”.

He already has an out. The learnable basic principles that must be applied. Its a very general statement and he could just claim that some principle was not followed in the transaction.

The ad is a solicitation to the general public and unless he has registered this “investment”, he is personally liable for any investment losses under any and all circumstances. The student could do nothing and still get his money back.

That’s less than some of the gurus are charging fior their bootcamps.

I suspect that it isn’t going to be successful as a new business venture, but on the plus side, the ads are free on Craigslist, so “nothing ventured, nothing gained” and nothing lost, either. Who knows, maybe the advertiser will find a student. A couple of successful students and word of mouth will take over.

As well as crazy worthless people who can’t hold up to their end of a deal. I’ve never dealt with as many flaky people as I have on CL. Yes, I’ve got some deals on there too, but many people on there are very unreliable.

Yeah…it is annoying that there are so many people willing to just waste someone’s time that don’t have the cash or ability or even real intent on purchasing something…

If they give e $10,000 they can waste a lot of my time. Maybe I am in the wrong business LOL. I give this stuff away all the time. I get calls all the time from people wanting tips on how to buy this house or another for free.

Oh I mean using craigslist to advertise/market properties online. A lot of time is spend emailing or talking on the phone to people that aren’t really serious.

They’ll ask you dozens of questions and never even email back ,etc.

I’ve called a few ads on CL to see what’s selling. Of those “eager sellers” on Craigs, very few even had voicemail. What kind of crap are you selling?

Be careful with this kind of ads. These are bogus. Lots of Scammers are using craigslist for their fraudulent activities.
Always check the details of the ad
