Do ANY of the so called guru’s methods work and which ones can you really apply.
Read Read Read, take a break and read some more.
Read all the forums and look to your left and find all the good material that is free. After a while you will decide what style of investing you would like to start with.
That is when you might want to find a Guru.
Some people go with out a guru and do OK. I feel a good guru is crucial. A guru will help you with all the ABC’s of the REI investing you are going after. You will know and understand the paperwork and laws that are involved. I guess I am a guy that does not like to wing it to much. I like to know what I am doing ahead of time.

Actually, no. Not a single one of the ‘guru’s methods’ work. I’ve got several gurus’ books lying around and not a single one of them as made a dime. Maybe if I started charging them rent for the coffee table space, then they’ll finally start making money?
However, if you read those lazy books and understand the principles written within, then you can devise a business plan based on that knowledge and area’s market so at least YOU can work and make some money.

With all due respect, my guru’s methods have made me six figures in just over 2 years. I am not referring to my own, but to a man I consider my mentor, despite my 25 years in real estate.
Maybe i should clarify, by guru i mean Sheets, Allen, Whitney etc.
not personal mentors that you know and talk to.

With all due respect, your guru’s methods have NOT made you one thin dime. Your implementation of your guru’s methods is what has made you the six figure income for the past 2 years.
The above post was a tongue-in-cheek response to the posted question. In more simple terms, NO method will work IF you don’t actually try to use it. You will make no money simply by having a copy of a Sheets, Allen or Whitney book or course lying around.

I agree, Raj. This guru moderates his own forum and actually participates in transactions with his members. You’re right, it was my implementation of his methods that made the money, but he is always available for assistance and advice. He is up there with the ones you mentioned, but every time I mention his name my post is deleted by a moderator.
I think it’s safe to say that when he was asking about the "guru’s methods, he was asking which ones worked if implemented.
The more I listen to the gurus, the more I realize that all of them are really preaching the same methods. I dont think there’s a secret that one guru knows, that the other’s dont. I think all of them have something to offer, so read/listen to them all, and chart your own course.
Now that that’s out of the way… has anyone here done the advanced Whitney coaching??

So Gary who is your Guru, since a Moderator deleted your posts when you mentioned his name you really have me curious, I thought it was Bill Gatten, but that cannot be true, because in checking your posts you mention him and they have not been deleted.
Here are some samples from a few of your different posts:
The Illinois land trust was the basis for Bill Gatten’s NARSland trust. He married the land trust with the triple net lease.
Personally, I took a course for $395 many years ago on equity sharing by Paul Simon and did very well. A few years ago I completed Bill Gatten’s Land Trust course which is recognized by the California Dept. of Real Estate as continuing education. Cost at that time was $2495. In barely two years, I’ve accumulated well over six figures of equity and profits doing just a few deals.
Reed literally knew virtually nothing about Gatten’s program and sometimes even admitted he didn’t understand it, yet he accused him of racketeering. Gatten’s rebuttal is embarrassing to Reed in the extreme.

Since you brought up NARS, I will post the response to Reed by NARS Trust creator, Bill Gatten, a couple of years ago.
I have used the product for 3 years. It is not mine. It is Bill Gatten’s. He’s been using it for 21 years.
The creator, Bill Gatten, is highly respected.
Now tell me who your Guru is because if you say it is Bill Gatten then you were not truthful in your comments about a Moderator and certainly not truthful about the six figure income he made you.

My posts on THIS forum related to gurus have been deleted. Keith informed me that he had not done so, but someone did. I said that I highly recommended Bill because I have found him to be a man of honesty and integrity. His 3-day seminars are free, and his book, “No Down, No New Loan” is also free.
Unlike many gurus, Bill is always available to provide counsel or assistance and will sometimes participate in a transaction with his members. My post about the income he has generated for me is absolutely truthful, John, and I don’t appreciate the inference that I am lying. Bill runs his own forum and is the only moderator. So “everytime is an un-truth” on your part and a professional need not Double Talk: “deliberately use ambiguous or evasive language”, when they take a cheap shot at someone and miss.
One more thing this Free E-book you keep promoting titled “No Down - No New Loan” will tell me all about the NARS Trust how to apply it plus the forms I need in other words I can download this e-book and go out and do deals using your method. The reason I ask is because if there is an “up sell” from this book then it is not really Free, but has strings attached?"

i am gonna jump in and say that John has been a big help to me. I am a student of his, and have learned tremendously since I became one. He is always there for his students, always. Even what may seem like silly questions are quite the contrary to him. He has answered every one of my emails I have sent him, all within a few hours. In one particular instance, there was too much to discuss in the email and he asked me to call him, but even so…I have his cel phone number anyway, if I need an answer fast , which I have used as well.
So IMO, John did include everything I needed in his manual. He was also helpful on guiding me to sources for anything state specific in TX. I have never seen any course writer that will review your deal and give u ideas on what else u can do, or how u can better help the seller. He truly takes a genuine interest in what his students do.
I have never heard one complaint from any of his students, and I am a frequent visitor to his password protected site. He is there all the time as well. And there are/were no upsells either. The CD and course manual set is it, lock, stock and barrel. Hell, the support alone was worth the price of the course. Thanks $Cash$. ;D
