I AM A NEWBIE INVESTOR INTERESTED PRIMARILY IN SUB2/LEASE OPTIONS. I BELIEVE I HAVE THE KNOWLEDGE BUT AM HESITANT TO PULL THE TRIGGER WITHOUT SOMEONE LOOKING OVER MY SHOULDER.
WHERE DOES SOMEONE GO TO FIND SUCH A PERSON?

Tampa has a lot of creative real estate investors, some are even members here. Visit all the RE investment clubs in your area, there must be a good number of them. Herbster
Ditto what Herbster says… Make sure they have experience! A coach/mentor is a great thing to have. And if you can find a local one - all the better. One thing I might suggest when you approach them is to ask them if you can be their bird-dog and find deals for them in exchange for them training you. You either need to pay them some cash for their coaching, or you need to bring them good deals. Look more for what you can give then get - and you will do well.
A lawyer specializing in real estate can be helpful.
