Great deal But listed with realitor

Good evening all. I am looking for my first wholesale deal and came across a 4-6br 2bath 2 detached with garage apaertment. Bldsqft is just under 4000 asking price is 85k. I have only done a drive by and would guess the repairs to be under 50k. The ARV of a property this size wuld be close to 200k or more, depending on the repairs made. Also this property could be made into a duplex, making the ARV around 300k. If you were abel to find deals like this would you use a realitor to put a contract on the property and then assign it to another investor. If so do you tell the realitor what your planes are or NO? Please help.

First of all it is Realtor not realitor. If it is listed with an agent/Realtor then you must go through them, but you would be wise to use a buyer’s agent, if in fact you do not then remember the listing agent is representing and has a fiduciary duty to the seller, tell them nothing but what is required in the contract. Even if you intend on assigning the contract, remember it is you the seller has the contract with so you are obligated by what you sign as conditions of the contract.
