Good way to find comps??

So lets say im doing my research and looking for fsbo’s and desperate sellers. What is the best way you have found to see the comps in the area?? Is it what others in that area are listed for? Or what similar homes have sold for recently? How do you come across this info? I go to allot of open houses but dont know what is a good deal and what isnt? Any suggestions??

Contact a realtor to run comps for you. Make sure that the only comps you look at are similar homes that have sold in the last few months.

Thats it?? :biggrin I thought there would be more to it. I check the towns online database sometimes but its never up to date.

The other way is to intimately learn your market.

Rich is right. If you’re serious about being in this business, then get out of the house and look at 100 or more houses that are for sale in your area. Become an EXPERT in your area. It’s your business!

Your both right. I have been going to open houses but I have to see more. More of everything. I think where I have been slacking is looking at “done” homes or ones that dont need any work. This way I can tell what a fix up will bring me. Even though I want to rent out units I would like to improve them if need be.
