GOOD BANKRUPTCY LEADS!!!!!

Hello Gang,

I need on some input.

I live the Atlanta Market.

I can go to the court house and look up Bankruptcy leads, but this is what I’m looking for.

When someone files bankruptcy, their mortgage company can file whats call a “release of stay”, to get the house out of bankruptcy.

They do this so they can restart the foreclosure process again.

I look at each file to see if I can find bankruptcy files where the mortgage company filed the “release of stay” and got it granted.

Where I’m at you can select chapter 7 or 13
Filed, discharged or dismissed dates-
Open or closed cases

What I’m asking does anyone have any suggestions on finding files that are more likely to have the motion of release of stay filed.

For instance the clerk at bankruptcy court told me that I might have a better success rate if I look at files that are filed a couple days before the sale.

The lady told me thats her busy days, because people are tying to save their home.

I think thats a good idea, but not good enough, I think there might be some other ways also.

Does any one have any suggestions, like certain dates I should try to look at or maybe certain dates for discharged files.

take the time and go to the courthouse this is the only reliable leads out there

The courthouse can have reliable leads, but I don’t think I would say thats the only reliable leads out there.

I let the lenders do the work and then talk with them after they have control of the property or atleast are at a place they are willing to disuss it.

Once you find the leads at the courthouse, what do you do then? What if the bankruptcy is still ongoing or the situation is caught up in a divorce situation; I don’t look at the courthouse so I don’t know. But it seems you might be creating a lot of extra work for yourself, just my two cents.
