I would love to hear everybody’s real estate goals for 2007! Mine is to flip at least 6 houses. And lost 10 lbs! Oh yeah, and a new years resolution. I’m not gonna drink anymore!!! And… I’m not gonna drink any less!!!
Mine is to buy as many properties as I can with at least 200 per month net positive cash flow with some cash pulls from refiing after rehabbing to create a 6 figure income.
My goal is to actually start when I move back to AZ- have been reading and listening for about a month. Looking to do 1 rehab and one sub2 in the first month (July '07). I’ll get my feet wet and ramp up from there.
My goal is to do my first 2 flips in 07. Hopefully I find them quicker than expected and the come to completion faster than hoped for! And, I want to buy at the tax lien sale this year too.

MY GOAL IS TO FLIP MY FIRST PROPERTY SO I CAN HAVE A GOOD CHUNK OF CASH INTO MY HANDS AND HOLD ON TO IT. EVERY PROPERTY THERE AFTER I’M GOING TO RENT OUT WITH A GOOD INCOMING MONTHLY CASH FLOW AND JUST INCASE I RUN INTO BAD TENANTS THAT EITHER HAVE TO BE IVICTED, DESTROY PROPERTY OR WHATEVER THE PROBLEM MAY BE I WILL THEN RUN TO THE PROFIT THAT I MADE FROM MY FIRST PROPERTY TO DO ALL THE REPAIRS OR PAY MORTGAGE ON MY VACANT PROPERTYS.
I WANT TO GET AT LEAST 3-6 PROPERTY’S A YEAR.
Hey joboxer turn you caps off. It looks like you are yelling. Just make sure you do your homeowrk and have some sort of cash to fall back on because problems do and will happen.

No problem and good luck with your investing. It takes time and a lot of hard work, although if you are in the line of business I am in then you wouldnt really call it hard work. Its more like fun to me, and you can make money doing it! How can you beat that. Any questions just post them here there are a lot of great people on here with some great advice. I know I have learned.

My goals for my 2nd year in REI is to buy fix and flip 4 properties and buy and hold 2 properties.
This year I bought fixed and fliped 2 properties and bought and held one. Im going to try to double it next year.

Initially, my goal for 2007 was to buy my first investment property in San Diego. However after doing some research, I decided to look outside of California (no appreciation & no cash flow). Instead of buying 1 in 2007, I’ll buy 3. Good Luck to everyone!
My goal is to flip/retail 10-12 houses at an average profit of $20,000 each. In addition, I would like to start turning some of the leads that I can’t use by either selling the leads or wholesaling the properties. I will also get a vanity number this year.
Yes that is what I am going to start to do as far as wholesaling. At the moment I just cant grab all of the deals I come across so instead of passing on them and completely losing out I figured I would offer them on my site and help put woever is interested in them for just a couple bucks. The past 2 deals I had to pass up cost me abut 40k in equity and about 500 per month positive cash flow.

Goal: To move from residential 1-4 unit properties to buying my first commercial apartment. I want to really buy something HUGE, by HUGE I mean lots of cash flow. Something to really be proud of.

I will continue to build my foreclosure prevention business. Based on current growth rates, I expect to be earning $10k per month by March and $40k per month by the end of 2007.

I would love to make my first deal before I can legally drink a beer (February 2007), but not take a shot in the dark just to meet my goal. I hope to be educated enough aswell.
