Getting title w/seller financing

If I buy a home or land using seller financing, will the title be recorded in my name at closing? I am interested in finding another way to flip properties and comply with the FHA requirement of having the property in my name for at least 90 days.

Usually with owner financing you will get a note and deed of trust and a warranty deed which puts the property in your name.


Is there a difference between a deed of trust and a mortgage note? Same thing right?

Some states have deeds of trust and some have mortgages. They are a bit different but both secure the financing.
